TVF 6, LLC, invests in commercial projects with a total capital structure range of $1 million to $25 million.  Product types include:  multi-family, retail, office, industrial and storage.  Our territory generally covers Central California through Orange County.  Our focus is on extremely stable locations and cash flowing assets that can be held long term, if need be.  Depending on the nature of the investment, one of three strategies is employed:

  1. Investment size:  up to $1 million.  These assets are targeted for quick turnaround and generally have an administrative level value added component (i.e. mismanagement, distressed sale).  As noted above, a long-term hold will be underwritten.

  2. Investment size:  $1 million to $3 million.  These assets are targeted for long-term hold and have debt serviceable cash flow upon acquisition. 

  3. Investment size:  $3 million to $25 million.  These assets are also targeted for long-term hold, and require leverage as a significant portion of the initial capital structure.

For 1 and 2, we have the ability to close quickly on an all cash basis, with the objective of strategic leverage post-closing.

 

Our goal is to acquire one to three assets annually.
